A six-story, 139-room AC Hotel by Marriott in the heart of downtown Ann Arbor, a few blocks from the University of Michigan campus. IS1 self-performed the full building envelope package on this masonry, metal panel, and EIFS-clad tower — sealing more than 27,600 square feet of exterior wall against air and water before the cladding ever went on.
Scope of Work
Fluid-applied air/vapor barrier (GCP Perm-A-Barrier VPL) behind metal panel, EIFS, and masonry veneer cladding on all four elevations
Detail membrane and flashing at every window, door, louver, corner, and transition
Bituminous dampproofing
Joint sealants at masonry control joints, mechanical louvers, and wall transitions
Air barrier tied into the roofing membrane at the parapet for one continuous envelope, top to bottom
Crews worked the full height of the tower off boom lifts and swing stage to get every elevation sealed tight before the metal panel, EIFS, and masonry went up over top.
