O'Brien Construction brought us onto Beacon Square Apartments to restore the exterior of an occupied residential building — brick, stone, and coatings, top to bottom, without displacing a single tenant.
Four scopes under one roof. Full masonry restoration on the brick veneer and chimney, stone sill replacement with new stainless steel flashing, a complete elastomeric recoat in three color zones, and a dumpster enclosure rebuild.
Tuckpointed 3,000 SF of brick — ground out and repointed deteriorated mortar joints to match existing. Demoed and reconstructed the top 6' of the chimney with 780 matching brick, plus up to 1,500 additional brick replaced building-wide as deterioration required. Cleaned and coated 108 lintels with Sherwin-Williams ZRC coating. Pulled 7 failed stone sills and replaced them with new stone and stainless steel pan flashing. Power-washed and hand-scraped 8,520 SF of exterior, then recoated with Dow All Guard elastomeric coating — Bone White at the sills, Corinthian across the building's midsection, Boston Baked at the north end. Rebuilt the dumpster enclosure — new capstones, tuckpointed joints, salvaged stone reset.
Occupied building start to finish — zero disruption to residents, every joint and every brick done right. Handled Safely. On Schedule. Done Right.
